Contents Coverage 

This coverage may be self-explanatory, but the amount of condominium unit owners who do not carry contents coverage would surprise you.

Many still believe that there is some coverage that is worked in somehow with their condominium maintenance fees. This could be because the building itself is covered by insurance through the condominium corporation. However, it does not cover the unit owner.

✔ To arrive at the amount of coverage you need for your contents, you can simply ask the question, "If I was to come home one day, and everything was burnt down or stolen, how much money would I need to replace everything?".

Additional Living Expenses Coverage 

This is important coverage that comes with your policy. Should you ever need to use this coverage, you'll be extremely grateful that you have it.

Liability coverage may work out to be the most important coverage on your condominium policy due to the fact that should you have a lawsuit filed against you, it could be life-changing. Should you be found to be the one who causes a fire, you could get sued for the damages. If there is water damage that spreads to the units below you, you could get sued for those damages as well.

Liability coverage will protect you against those type of lawsuits. Most coverages will start at 1 million in liability protection.

✔ One important factor with condominium insurance is that all unit owners share ownership of the common areas of the building. That means the parking lot, the hallways, the elevators, the roof, and the other shared amenities in the building, such as pool tables, gym, swimming pool, party room, etc.

In order to make sure you have proper coverage against these types of lawsuits, you need to have contingent liability coverage as well as loss assessment coverage.

If the master policy for your condominium corporation has some sort of deficiency concerning their overall liability, this will work as a backup liability.

Sewer Backup Coverage

This is an interesting coverage as many times one would ask, "Why do I need sewer backup coverage  when I'm on the 15th floor of a high-rise condo?".

✔ Insurance can be complicated, and this has to do with the wording in the insurance policy. Anything that is connected to the sewer system and has an overflow must have sewer backup coverage. So your toilet is connected to the sewer system, and should it back up and has a potential of overflow, you will only have coverage if you have the sewer backup coverage on your policy.

Overland Water Coverage

Overland water coverage works for townhouse condominiums and ground floor units that may be susceptible to ground floor water damage.
